Why is there no information appearing in the search results?

This might be because you've entered an unrecognised postcode, or the address is not in Scotland.

Invalid postcode or address

First, check you've typed the right postcode or address and try again. You can check the postcode on the Royal Mail website.

It's not a Scottish address

We only hold information on Scottish addresses.

Why is there no price or date appearing in the search results?

There are several reasons for this.

It may not be in the Land Register

If a property hasn't transferred ownership from the old Sasine Register to the newer Land Register, it won't appear in the results.

We're working on displaying the information that we have in the Sasine Register. Registers of Scotland stores over 400 years of land information, so it will take time.

In some cases, where a property is very old, it may not have been registered at all, especially if it has been passed down through the family for generations.

If you need to know the information urgently, you can contact our customer service team and request a search on the Sasine Register.

It didn't transfer ownership for a monetary value

Purchase details may not be displayed when a property changes ownership without payment, for instance if it was inherited or gifted.

There may be an error in the register

Occasionally the information we were given when a property was registered wasn't correct. If you think this is the case, you may need to seek the help of a solicitor to help you work out what the right details should be and request a change. If you don't think your boundaries are marked in the right place, send us a description of what you think the issue is using our contact form and we will investigate.
